Spring and fall checkups

HVAC Maintenance in Peachtree Corners

A seasonal tune-up that keeps the system quiet and steady, with a written rundown of everything we checked.

Why My Crew Pushes Seasonal Tune-Ups

Ask any tech on my crew where July breakdowns come from and they will tell you: April. A capacitor that tests a little weak in spring is the one that gives out on the hottest weekend of summer. A coil that is half packed with pollen in spring is the reason the upstairs never cools off in August. Drain lines grow clogs slowly, flame sensors pick up a film slowly and contactor points pit slowly, and all of it is easy and cheap to handle while the system is still running. That is what a checkup is for. The spring visit is about cooling: we wash the condenser coil, look at the indoor coil and its pan, blow out the drain line and test the float switch, meter the capacitors, contactor and motors, take refrigerant readings and the temperature drop across the coil, and check the air coming out of the registers upstairs and down. The fall visit flips to heating: igniter, flame sensor, burners, flue and safety switches on a gas furnace, heat strips on an electric system and a heating run plus a defrost check on a heat pump. Both visits get a new filter and a thermostat check. Before we leave, you get a written rundown of every reading and anything that needs watching, so if something does need work, you can plan it instead of finding out at the worst moment. Heat pumps and commercial rooftop units run in every season, so they should be seen twice a year. And in a two-story house, a clean coil and a healthy blower are often the cheapest way to close the gap between floors.

On the Peachtree Corners Tune-Up List

The exact list depends on your equipment, but a typical visit from my crew covers these.

  • Outdoor coil washed

Condenser coil cleaned so heat leaves the house without a fight.

  • Indoor coil and pan

Evaporator and drain pan looked over for dirt, rust and standing water.

  • Drain line cleared

The drain line blown clear, then the float switch tested by hand to prove it cuts power.

  • Electrical on the meter

Capacitors, contactors and terminals tested and tightened.

  • Charge and split recorded

Refrigerant pressures and the temperature split written down each cooling season.

  • Airflow on both floors

Blower and supply air checked so the upstairs gets its fair share.

  • Heating side each fall

On gas furnaces we look at the igniter, sensor, burners, flue and every limit before the first cold snap.

  • Filter and written rundown

A clean filter installed and a plain-language summary of every reading left with you.

How a Peachtree Corners Tune-Up Goes

  1. Pick a day

We set a visit that fits your week, ideally before summer or winter settles in.

  2. Clean, measure, write it down

The tech works through the checklist for your system, cleaning as needed and recording each reading.

  3. Go over the rundown

You get the written results, with anything urgent explained and priced separately. Nothing extra gets done without your okay.

Why Homeowners Stick With My Crew Each Season

  • The whole checklist

Every step gets done, every visit. No quick filter swap passed off as a tune-up.

  • Readings kept on file

Numbers from past visits show us when a part is slowly sliding toward failure.

  • Findings, not pressure

If a part needs replacing, we show you the reading, tell you the cost and let you choose the timing.

  • Spring and fall lists
  • Every number written down
  • Upstairs airflow checked
  • Rundown left on the counter
